I took Jerry's class in November of 2007. I had no experience in real estate investing but I was eager to learn.
Within two days of taking the class, Jerry had located a potential investment property in Lakewood not far from where I was living. We met at the property the following morning and, after taking an inventory of necessary repairs, came up with a target purchase price range.
The next step was to go in front of the probate judge and make a bid on the property. I was quite nervous but Jerry walked me through the process and was there to answer any questions. I ended-up with the winning bid and we closed escrow in January of '08.
We began work on the house immediately. We both knew at the time that the real estate market was already well into it's slide and that time was of the essence. What we didn't know was just how deep that slide was destined to go.
After several months of hard work and many ups-and-downs, the work was finally finished. I listed the house in May of '08 and it sold within six weeks. And even though prices had dropped substantially more than expected, I still made a profit. I doubt there are too may people who flipped houses during that time period who could make the same claim.
I wouldn't say that the process was easy. It wasn't. In fact, at times it was very difficult and very frustrating, not to mention scary. But I wouldn't trade the experience for anything.
